@Jesse Smith. Hire an attorney when I evicted my tenants for moving out it was like 400$. I also destroyed their credit class A property they weren’t happy and they also got a lien on their brand new house 👍🏾👍🏾👍🏾

@Brian Blocker. Run run run you don’t want no part of that and the tenants there trust me I’m from STL south city it’s a waste of money and unless you’re super handy and have high reserves believe me your money will go to waste and you won’t be able to keep a furnace in there trust me I know 🤦🏽♂️🤦🏽♂️.

@Ashley Clements Nothing beats old fashioned discipline 😁😁. You can do it just remember better to work for yourself than work for someone else those little dollars aren’t worth it for all the headaches and early mornings

@Allan Ringler. I guess it depends on if you’re just starting out and what your goals are. My goals I would get the cash flowing property a huge debt service isn’t something I like to carry and honestly cash is king I started out with A or B class properties but I found my niche in 40k rentals and renting them out for 900+ a month where as my A or B class rents for 1100$ a month but it’s worth it I can buy two properties or 3 C classes for one A or B class. I’ll take the 3 C over the one A or B. 900x3=2700$ I’ll take that and they are much easier to acquire

@Michaela G. I’ve never let any of my tenants know my address and I set it up at the bank with specific numbers for the tenant and they deposit it into that specific account only they know the numbers to. Don’t ever give a tenant your address you will regret it makes it easier for them or their lawyer to sue you.

@Ashley Clements. I’m self employed as well I use an app to get paid well where my customers pay me and a percentage of what they send goes to that account. It’s a nice tool because I do save but not like that

@Patrick M. I have my PM inspect the property every 6 months and I come do my inspection every year or two when I come into town

@Justin Hayden Me personally I hire a property Managment company I don’t have time to deal with the late night calls and when I moved out of state it was just that easier 7-10% is worth it to me but most I pay is 8%. The market I live in now is higher so I still invest and it goes well.

@Ashley Clements. Do what I do open an account at a bank you never go to and have a portion of your money directly deposited to it automatically and forget about it I still do that till this day and haven’t checked it in years. I know it’s there but never use it until it’s time for that major deal!!!
