@Nic Stergion. Evict him if you so wish and then hire a cleaning lady clean every surface and then get a ozone machine I’m telling you in my lower class properties that ozone machine works wonders !!!!

@Lori Greene. It’s hard finding a partner tbh I’d rather be on my own I’m not much for risk tolerance so far.

I have thought about private money or hard money but hard money is dangerous and carries more risk and it’s only a short term solution best used for rehabs and flips.

I’ll buy one more property in cash and once that’s done my credit and I come should be enough to finance things. Then I can keep my cash may pay for a duplex or another sfh

@Lori Greene 1. My credit isn’t the best I don’t have enough of it to take out a loan against properties or anything so I pay cash but once I can finance things my business will skyrocket I can finally get my Heloc I’m going to pay cash for a four plex and then use that money to get more credit then take out a huge Heloc. I’m also hiring a credit repair company to take my medical bills off as well.

2. I’m self employed so I don’t show an income besides my rentals so it’s hard unless the lender is investor friendly but I found a lender with good terms who says once my score is above 700 then they will open up doors so I’m working towards that goal

@Russ O'Leary. Ok here it goes.

1.Rent to her with increased rent and increased security deposit.

2. Your unit will smell like smoke she is gonna smoke inside.

3. Zap her security deposit when she moves out she should get zilch meaning zero.

4. Use her security deposit to buy an ozone machine and a decent one turn the hvac on fan not heat or cool and let it run while the fan runs and smoke will disappear.

@Jim K. Because it’s not benefitting me these are for my tenants I could care less tbh. Why would I care about their utility bills ?? Are they gonna pay extra rent for these features ? I have them in my house triple pane and low e and argon in a tenant occupied house doesn’t do me any good

@Katie Printz depending on the area at least where I invest single family homes get a higher tent than MF.

@Heather De lap I just dealt with this issue at one of my properties it was a faulty meter the water company told me either a pipe burst or your house went underwater at 400 gallons a day the bill was astronomical!!!

@Jim K. I use window world they warranty for a lifetime and honestly they are good quality and I get the cheapest windows possible from them no low E and no Argon it’s a nice appearance. Any issues I call them and they handle it.

@Marquis Wilson. Go get your credit repaired. Pay off any debt you have. Save up some money at least 20k or 20% or do an fha loan and get a four plex you can pm me if you want to get deeper in
