It depends on how long ago you purchased the property. How long have you owned the property? Do you own other properties?

 We started out as owner occupied and then an owner occupied multi-family and put all the income back into our properties. This way we put less money down.

@Corey Threet Do you have money saved up for a down payment? That would be your first step. You also need to figure out where you would like to purchase a house and get pre-approved for a mortgage. You need to find a good real estate agent to help guide you on a purchase. I hope this helps.
