Hi Demetria,

One idea that I had for you. Just a thought... Do you have equity in all your properties? Have they increased in value since the time you purchased them? This may be worth looking into, but if you have decent equity in your properties and took out a blanket private mortgage on these homes and refinanced the homes with a conventional mortgage you could get money out on these homes for a down payment on the apartment. Another idea........ The homes are ten per individual, are all the homes in both of your names? You could consider refinancing into each home with just one of your names individually giving you the ability to purchase more properties - 10 per person.

It depends on your situation? Do you have much equity in your properties to do a cash out refinance? I would be glad to answer any questions you have on financing. Good idea starting with primary residence and tiring then to an investment!

My opinion...... Start off investing now, buy the owner occupied duplex and deal with tenants on the other side. Your dream home will be better down the road with the cash flow you will have! I wouldn't be so worried about paying the mortgage off so quickly..... Interest rates are low and the interest and taxes can be written off on your taxes - reducing your current taxable income. You can write off the improvements that you make to the tenants unit also.
