@Marylynn B. I think upgrading to pro has worked wonders for me, and other professionals. Developing relationships with others in the field is essential to building your business as an investor. We have had many fails with contractors for example and now with this website I have valuable resources. As a loan officer just one referral a year is worth the money all while I am learning from others. I think this website is essential for real estate agents in the business of working with investors. As for investors, I think the resources are definitely worth the money!

I use a good buyers agent. I then have them set me up with specific search criteria; Price, location; etc. I then do my own research on the listings that they send me and set up a viewing asap. In the Rochester area, a good buy will sell within a day or two if it is within a decent location. It takes a lot of searching as many houses are overpriced for the work that they need in Rochester to make a reasonable profit. All the houses I have purchased have been off the MLS.

@Cynthia Eugene I don't think it is ever a good idea to go without insurance. What if the home burns down in that time? You could loose everything. Although it seems tempting to save some money. It is a huge risk.

I have gained so much knowledge from BiggerPockets. My goal for 2015 is to be more involved on this website as there is no other website that even comes close to comparing to BiggerPockets.

@Joshua Dorkin You have done an amazing job with this website.

I have been able to provide a lot of knowledge to a ton of potential clients.
I have done 6 transactions for clients on BiggerPockets with 2 different clients.
I have done at least a half dozen other pre-approvals for clients.

@J Scott  I hope to have as much success as you a few years down the road.

 I never thought of doing this. It is a good idea, to double the listing agents commission and they can convince the seller to agree. The agent really is acting in the best interest of the client at that point though. I have thought of doing this in the past and other investors that I have worked with have recommended going straight to the listing agent also, rather than using a buyers agent. I may try this next time we purchase locally and see if it makes a difference, especially with our primary residence.

The Cleveland OH market seems to have homes that are priced around 30k. I currently have a client that is investing in this area and has had much success. He is new to the business, but enjoys working with James Wise. I haven't worked with any clients in the other locations that you have mentioned, but I have seen other people post on investing in these areas. We currently invest locally, in Rochester NY. The homes here locally in that price range, are in areas that you don't want to walk down the street even during the day.
