when you owner finance you basically set yourself up an annuity and when it's over, you may have nothing left to show for. of all my mentors, i would say the common denominator of things they wish they did, was keep more of the houses they had rather than sell them.

We're about the same age, i'd like to have a conversation if care for it.

I'm always over casual about such things but when I've done loans (private or seller financing a property of mine) I just put them into my property management software as a 'tenant' and a recurring charge to reflect their loan payment.  It's not that complicated (IMO) but I'm sure I'm missing something... 


 Yah, an amortization schedule. They may pay more, they may pay less, they may not pay at all.

i dont have any forms, but the best thing you could do make sure the last payment is after completion and delay as long as possible

the one i see the most is August REI, if you're looking for super basic and lowest cost, then Mills Escrow

I may be bias, but yes, you should consider a PM. As someone that has managed and leased over a 1000 properties, we do have more experience than someone whom has done <50 lease transactions. Not saying we're perfect by any means, but we've seen a lot. 

For STR, you would need to furnish it, which would be a significant added cost.

having started a foundation company at one time, Boost Foundation Repair, of which i'm no longer affiliated with in any way. I always recommend a 3rd party to evaluate the foundation first. 

I've used Foundation Check in the past and it was ~$500, the cost of one piling back then. 

Foundation companies don't really have your best interest and the warranty, probably not worth the paper its written on. 

At worst, get couple more bids to find the consistency in their evaluations, there will generally be an outlier.

 We're a Local property management company here in houston and have been in business since 2013.
