Welcome!
I live near San Antonio myself and I'm also fairly new to BP.
I think you will find this to be a very informative site and it will help you learn a great deal.

Thanks Fred! Reason I have interest in it is mainly for the short term experience/education along with a little bit of side income. I work full time now so it fits perfect as a start and then after some time at it I could begin wholesaling, and so on.
I appreciate your helpful info!

So from the research I've been doing it seems that being a birddog in Texas is illegal. I'm a newbie and was hoping to give this route a try as it seems to be a great entryway into REI investing.
Any other Texans who can confirm that birddogging is a no/no? I know wholesaling is an option and I'm definitely open to that, but being a birddog made sense as a better way to begin.

I recently made the choice to enter the world of REI. I'm very excited and feel confident about my future in it, but I'm not quire sure where to begin. Since I just recently started doing research online and of course signing up here at biggerpockets, I'm coming across a ton of info very quickly as I'm sure you experienced investors recall when you first started out.
I'm understanding the concepts of most of the different types of investing, but I'm still rather confused with some of the terms and numbers that I'm seeing. I'm sure that will start to become more clear over time.
My situation is this though, I work full time so that keeps me rather busy. And while I do have good credit I also have more debt right now than I should. I have been making progress on that though and expect big strides to be made this year.
With that said should I pick a niche or two and just get started anyway or should I give myself more time researching and working on debts?

San Diego to San Antonio-ish? Happy with the trade? For sure a better market to get started in huh?
Be sure and set up your keyword alerts. It really helps to stay connected to the topics you are interested in.
Good luck!
Thank You Brandon! More affordable market with more house for your money. We don't have the lovely San Diego weather or Baja style mexican food which I miss tremendously. Otherwise it's a great place. :)
Hi everybody, I wanted to take a moment to introduce myself.
Let me first say it's a pleasure to be here, I found this site recently upon doing some real estate investing research online. Seems like it's a terrific community of people here, and I'm looking forward to being a part of it.
A little about me; I'm completely new to real estate investing with no experience other than purchasing my own home. After a lot of time and energy I found that this is what I'd like to do with my life so that I can eventually ditch the traditional working world and have more time to do things that I would like to do. I know it won't be easy, nor will it happen overnight, but with the help of places like this I'm confident I can get it done.
I live in the Texas Hill Country near San Antonio, I've been here for almost three years now relocating from San Diego, California. I have a regular full time job right now, I'm paid decent for the work and region but I'm completely unfulfilled as I've sadly been most of my adult life with jobs. I'm very excited about entering the world of real estate investing, and I look forward to possibly networking with many of you.
Thanks and Happy Investing! :)
