Great advice Joshua McGinnis ! And YellowLetters.com has some great examples.
When I began wholesaling I told myself that I'd use the profits to not only keep wholesaling but to also buy and hold along the way. Therefore I always tell a seller I'm not sure what the end result will be. I tell them I will not be living there and I could buy and hold it, fix and flip it, or turn around and sell it. Either way you will get the exact number we agree upon on the exact date we agree upon. No commissions. No closing costs.

Simple formula: 65%-70% (depending on your market) of the arv then subtract from that your repair costs and for a wholesaler they would then subtract their profit. That number would then be a good offer. If you are going to be the end buyer or are doing a double close you will want to factor in the closing costs ect.

I use list source for wholesaling. I want to use wholesaling skills to find my own house to live in. I targeted a very small area and after entering all the criteria into list source the list is small. They have a minimum of a $50 dollar purchase on list source. Are there any other places to purchase a list where you can pay per lead without a subscription?

Awesome advice from Ibrahim Hughes. Just put a contingency in the contract that says the contract is subject to you partner's approval. Your partner or "funding partner" can be your buyer. If you don't find a buyer simply send the closing attorney/title company and/or your seller a notice stating your partner does not approve and you can't move forward on that deal. At that point you could even re-negotiate your price with the seller.

A seller and I came to an agreement on price. The seller would like me to email them the contract to sign. How can I fill the contract out, sign it myself then email it to him so he can sign and send it back? Thanks!
