I've invested my IRA in an apartment complex but I haven't tried home health. Some lenders may require a larger down payment (40-50%) with an IRA.

I'm in a similar situation but for a property I own in Arizona.

I would reinvest the $80k. The equity trapped in that building could be used for much better investments. Also, if you lived in the house for 2 years within the last 5 years, you don't owe money on the gains. However, you may want to watch out for depreciation recapture. If your goal is to be a part of commercial properties, you may want to consider investing in a syndication to learn the limited partner side.

I missed the HELOC part!

I love HELOCs because they're flexible.

I like to use a HELOC when the numbers won't work for a refinance. This is similar to a property I own in AZ. There isn't a lot of wiggle room for a refinance but I have over $100k equity in the property. I use the HELOC money as quick cash on another project and refinance out to repay the HELOC.

It depends on how much it rents out for and what your expenses are. 

These are the questions you should be asking yourself:

How much cash flow do you want per month on the property?

How much you would have to pay based on the new loan amount?

Tucson is my old stomping grounds. Military moved us to Virginia August 2019 and now we find apartment syndications over here. We have a rental in Rita Ranch (Tucson, AZ) that we bought in 2015 . There's a lot of growth over in Rita Ranch/Vail but the prices over there are too high for rentals now.

We're currently raising money for a couple apartment complexes in Virginia but are quickly noticing that having each investor wire their money separately to the operator creates a lot of work for us to connect everyone.

I would like to just hand over a single check to the operator. What are the steps that we have to take to make this a reality?

Is this as simple as creating a new LLC (holds all of the investor's money) that will invest into the apartment LLC?

Hello BP members!

Let's say you have a deal that you're looking to raise money for. You've sent your investors the deal packet and through Mailchimp you can see who has opened and viewed the deal. In your past experience/opinion, when would be the best time to contact those individuals?
