Come listen and learn about these strategies from us and from our superb guest speaker, John Bowens, about how you can use your retirement account to invest in real estate (from wholesaling, flipping, buy and hold, loans, all the way up to apartments---there is seemingly no limit on this creative strategy!) This depends on what you want your roll to be. It's a great idea if you want to be a limited partner (someone who earns money from throwing in some cash and gets monthly progress reports on the apartment from the syndicators).

It's not a good idea if you want to be a general partner (someone who has a team of experts pulling this whole thing together for the first time- good luck with financing)

Neither is impossible but I recommend you start out as a limited partner to learn the ropes.

You need someone to be labeled as a real estate professional (you're probably not eligible because you have a full-time job). Once you do this you can use the tax benefits from your passive income real estate to also roll over into your earned income through depreciation, etc.

HELOCs will take 1 to 2 months to finalize. If your parents are serious about this, ask them to get HELOCs ready to go on the properties...this way if an amazing deal comes up you're ready to go! Everyone is correct about having to pay interest but as long as you work it into your numbers, the refinance can pay off the HELOCs along with the accrued interest, and your parents/you have the money to pay the interest for at least 6 months without being financially strapped, you'll be fine.
