I dont think I would have thought about it in terms of helping them find what they are looking for because of the distance.
Now I'm thinking, ok if I reach out to people in the area, "How can I help them?"

For all of the investors I talk to and books I read, everyone seems to agree that you need to start with a plan.
GPS right?
So I took the time to write out my 20 year, 10 year, 5 year, 3 year, and 1 year goals/plan.
Of course I'm learning how much of a work in progress it will continue to be.
But I noticed in my 3 year plan where I want to be and where I am.
By year 3 I want to own a 2-4 unit property in Texas and continue investing in multifamilies in different cities in Texas.
Knowing this brought to mind the fact that I have very little network in Texas and I will absolutely "need" a power team.
So the question is......
Is right now too early to begin networking in Texas for real estate?
The questions that lead to this one are....
How do I bring value so far out?
Would it be a waste of their time?
How should I start to network in those areas this early?

It's definitely a goal bout I'm not the guy with the cash to lend on a full flip yet lol

If you dont mind sharing numbers....what would be the spread you would want to see on something like that and why?

@Colton Fairchild makes sense. I haven't thought about the ability of the person.
Meaning if someone "should" be doing a closing cost loan.
