Hey BP! I got another one for you!
My mother and her siblings are currently going through the heirship process for property left to them after my grandmother's passing. There are 4 siblings in all. They all want to sell, BUT the hold up is funding the survey, attorney fees, and so forth. The land is 9.5 acres of raw land located in Pocahontas, MS. I want this land! I believe it would be a great opportunity to either wholesale to a builder or work along side a builder to build spec homes. It was last appraised at $69K.
Pocahontas is an unincorporated community located in northern Hinds County, Mississippi on U.S. Route 49. It is located 5 miles south of Flora and 9 miles north of Jackson and part of the Jackson Metropolitan Area.
If you were me how would you approach this?

@Adrienne Greer I think it's awesome that your find BP to assist in your start up! If you are wholesaling you don't need a private lender. Just simply get the property under contract and assign that contract to your cash buyer. The only time you will need funds would be to do a double close. There are leaders who loan transactional funds for just a couple hours.

Hey @David Coleman! This deal was a no go. Seller insisted on 20K + money to get title clear. With the ARV + repair cost+ my fee It wasn't a good enough spread. So back to the drawing board.

Hey all! Thanks for sticking with me on this. Had a few conversations with local attorney. Looks like it will cost roughly $2500 to get cleared up, and owners are not willing to move forward. I'll be crunching the numbers again to see if this deal can still happen for everyone.
