I would say causal unless you're working with million dollar properties.

Nick,

The purchase agreement is signed by the home owner and yourself with the words and/or assigns. The assignment contract is with you and your end buyer. Both go to the title company. Not sure of the forms used in Florida, but the file place here on BP is a great start to see what those documents look like.

I would suggest making sure daughter has power of attorney before moving forward. If she does this will work just like any other deal.

Large scale direct marketing can get expensive. If you have more time than money create the letters yourself. Hire nephew/niece to write letters and mail them off. Writing letters on your lunch break. Without the funds it's work, but it works!

@Jordan Santiago You could try driving for dollars to locate property. This will cost you some time and gas, but it will give you a start. You simply drive a town/neighborhood street by street looking for distressed properties. You could also purchase a list from places like List Source, but keep in mind that same list can be purchased by others with the same requirements.

1. Get property under contract 2. MARKET your contract via BP, local REI groups, Craigslist, Zillow. 3. Keep in touch with everyone that reaches out to you. This will be the start of your buyers list. PM if you need more assistance!

Thanks @Thomas S. for your input. So far placing a value has been the most difficult part, and there is not much of a buyer pool here. Will just add this one up as a learning experience.

BP,

Came across a lead for a tiny home in Brazoria county. Seller is motivated to sell, but I haven't the slightest idea how to assist this family. I normally wholesale, but there isn't much literature on the subject. Home has full kitchen, full bath with shower. Huge upstairs with bed and closet already to go. Has a second loft space over living room. Has water heater tankless for hot water. Actually has a flushing toilet and washer dryer. As well as RV hook ups and storage tank for off grid. doesn't have solar panels but is wired for plug in electrical. All this packed inside an 8X25 space. I was able to find out it is street legal to pull as an RV without a special license.

Anyone familiar with working with tiny homes? The lead is yours just let me learn!!
