 Nope! We are open to investing anywhere, we're just only are familiar with Philadelphia and New Jersey markets at the moment since it's where we live.

Hey all looking for some advice. We have a Section 8 renter who always pays their portion on time, but the Housing/Govt is paying the wrong amount and have been for months. After we raised the rent they were paying the correct amount, then all of a sudden reverted to the old amount. 

We have been calling to try and correct this for 3 months and no one ever calls us back. We informed the tenant to see if she can get them to call us. They haven't paid the correct amount for 6 months and one is missing entirely. 


Anyone deal with this before and what actions did you take? At my wits end here.

Is push back a bit and say there are B-C areas of philly with low home prices that could be easier to pull off than an out of state acquisition depending on your goals. 

My goal is to buy and hold with long term renters. Depending on the area, occasionally short-term rentals. True about Philly. I just know inventory has been low and bidding wars. I have an investor friendly realtor in the area I plan to reach out to who has many investment properties of their own in Philly.

@Jessica DiPonziano- thanks and  congrats ... make sure you have a  solid  written  contract/ agreement  with any partners  on any  purchases you make together ( I assume you prob already do )  ....when you are  getting  closer to  begiining to  search for the next property - make sure you have  your loan  pre aprpoval  updated and  in place  with your lender   ( assuming you  need  to use  financing )- good luck

Thanks Dave! Yes we are currently working with an attorney, we did a lot of legal zoom stuff when forming so were working on getting a proper entity, formation docs, contracts for the partnership etc. We started messy but now sorting it all out before we continue in acquiring properties!

Hey there! Yea I find some teach people as well.

We don't have any specific areas. We picked the shore town for our first one since it's a place I visit every year and it was an area we knew the vacation rental market was good. Living in Philadelphia with high house prices, we are hoping to learn how to do Virtual/Out of State investing. If something is a good deal, we don't care where it is. We are looking to do more Buy and Hold with Long term renters, but open to Airbnb focused destinations too.

Hey all! I'm a software engineer trying my hand at real estate investing with my partner. We currently own one triplex in a shore town, renting units seasonally and year round.
