oh, not too concerned about the ladies, im all about the cash. 

having a lease with a fairly large church with a pile of cash seems like a good idea. It's like the ultimate cosigner. 

thinking of this as section 8 with no inspections. Church plans to foot the bill to help people.

what is the maximum occupancy? 

my rules say 2 per bedroom

What type of single mothers?  By that I mean what is his vision,  housing for displaced single moms in an emergency, kids who are being thrown out due to pregnancy, domestic violence situations?  People who lose employment? refugees?   

in his email he says it is "people from the church community who have fallen on hard times due to our economy" I haven't called to clarify yet because I want to noodle around all the questions I would like to ask first


Does he plan to have multiple families concurrently like a home for pregnant teens or one family at a time.  If the former will he establish guidelines for the minors regarding visitors.  I would see if his vision seems workable/ in line with tenants you would accept.  If he has a current tenant in mind would they pass your screening? 

he does have a tenant in mind, I figure if the church is footing the bill all I really care about is the criminal history

 I haven't done this but I have had experience with the church renting to someone and a change in pastor can have an impact so is the pastor established?  has he been there for a while?

thats something that hadnt occurred to me to consider but a good idea to ask about!

I would not worry about background checks on occupants. It would be the church's responsibility to look after the house and occupants. I would make sure the lease said all this. 

Tell them you will give it a try for a year to see how it works out. 

Ask for all maintenance requests and repairs go through them. Single point of contact for you.

My husband was concerned about wear and tear and some sort of parade of single mothers coming through, but I sort of felt it had a section 8 without irritating inspections vibe. 

I have tons of interest in this particular property, but this seemed like a fantastic low maintenance arrangement in some ways.

I got one of my houses up for rent and recieved a message from the pastor of a good sized church who would like to rent the home but allow single mothers to live there until they can get on their feet.  Seems like a fairly good deal, they would be responsible for rent between occupants for the duration of the lease and of course I would request any occupants have a background check prior to living in the property. Might even ask extra deposit. 

What downsides may I have not considered? Has anyone done this before?
