@Justin Johnson I know this is the cardinal sin for a lot of investors but have you given any consideration to renting to a family member? I have a wonderful sister who is a nurse who I have no problem renting to.

Sir,

I am in a similar boat as you. I decided that I wanted to make real estate investing a hobby/second career recently (within the last 2-3 months). I am a full time medical professional/military member and i go to school part time. Make sure all of your debt is paid off before you start saving so you are able to save more. Then (if possible) find a place where you can get a few roommates to make rent super low and just start saving. I took this path and am able to put 1800-2000 per month into my savings for my first property. I plan to buy it within the next 5-6 months.

Im not sure if you need a real estate agent or not but I have a friend who is great! Her name is Carol Brown and she works for JLA Realty. Her and I recently spoke (last week) about how Conroe, TX is booming right now for real estate.

I asked a similar question to a real estate friend of mine a few days ago. She said that she has never seen a lender make a note "due" because the owner was renting out the property even if it was not owner occupied. 

I believe things like this are just natural progression or digression depending on what side of the fence a person is on. In every market all over the world this happens. A big fish finds out that little fish are making lots of money a certain way and they throw all of their resources into that area to take over the market. Just gonna have to make the rest of us better at what we do. I think this could have a good and bad impact. For one it will take a lot of offers away but it may also make people think it is easier than it truly is. People will start buying houses without plans or good financing and then lose them later down the road.
