Post: engineered hardwood flooring for low-mid flips, maybe rentals?

I am trying to decide what the best type of flooring would be to do. The first house is in a popular historic college town. Most homes even the rentals have hardwood floors. Sell for around $150k .The second house is a little further away from the first, in an average area and would sell around 120k. I think people here generally like the hardwoods better then say a laminate or vinyl floor and out first exit strategy is to flip but our second is to hold for rentals if they don't sell( or in the case of the first house a turn key landlord might want to purchase ). So should we go with the engineered wood? I want something at a good price but durable and I am kinda afraid if we out in a vinyl it might chase away potential buyers. I know the engineered can also be sanded a few times if it does turn into a rental situation. What do you think?? Thanks!

They were purchases off the MLS, one was a short sale and the other a regular listing that needed a lot of work. The sellers agent and the seller were both very motivated to just be done with the properties. They were listed higher, the second one was listed quite a bit higher but because of all the work they were eager to unload them.

Joshua, that is a neat idea, is there a specific place I do that at?

So excited and thankful for all the wonderful support and education we've found here! Both houses will close a few months apart from each other and we got each of them for 40k but are in decent areas. The first one needs about 25k rehab and has ARV for around 120k, the second one needs about 45k rehab and has ARV of 140-150k. yay!

I am having a hard time finding where the input for "single family home" is on this site, can someone help me before I buy my list??

Also I hear some people are doing mailings to 1,000+ prospects a month, are these all from lists? And how are you getting so many prospects? Do you have broad searches?? Thanks!

Is it unwise if just starting out to focus on both flipping and buy and hold properties? Our main focus is flipping but what looks like a good buy and hold opportunity has come on the market near a college. Any insights?

I want to find the best place to get probate leads. One local wholesaler said he went through the obituaries and mailed to family members a few weeks after the notice. I am not sure how effective that would be? Is there a place to get lists of people handling the estates of people recently deceased?

What do you typically say in a first contact letter? Do you acknowledge the death or make it more general?
