Yes that was the orignal question and good to know Richard, market is changing so fast. I remember when I started I was able to go to the MLS, craigslist, and find deals left and right. You now have to do direct contact with homeowners or run ads to find sellers.
Congrats on your newest acquisitions ! Seems like you have great experience, is this your first deal in Flagstaff?

This is something that we Realtors have to struggle to overcome. We talk with sellers who have an inflated view of their home's value because "the Zestimate said $XXX,XXX", but we know it's not. Investors who rely on these numbers can get hurt too.
I still run comps manually. It takes me 30-60 minutes to do them, but when I tell a seller what their home will sell for, I'm almost always well within 5% of the actual sale price.
The bottom line on comps is that no data is better than bad data.

I see makes sense what is your average buying price if you don’t mind me asking do you have any key things you look for before buying ?
Maybe square footage ?
Price ?
Anything else ?
Do you jay to market ? (Don’t worry I am not going into that zip code it is for experienced investors I’m still in the $300k price points plus my main focus is wholesaling & retail sales)

Hello BP,
I was going through my county records and stumbled upon an LLC that buys nothing but sheriffs deed sales for 30 cents to the dollar, but I just can not believe they are really buying for that price even though that is what it states on tax records and the deed says that LLC was the highest bidder.
Does anyone else get these prices at auctions ?
What is the trick ?

Hello Guys,
If you were about to 1031 exchange a couple of properties and they are about to profit you 100k, what would you 1031 exchange that money into? In other words what strategy would you use to turn that 100k into more profit faster ?
-Would you buy 1 single family home ?
-1 townhouse or condo ?
-3 townhouses ($32,333 down into each townhouse) ?
-1 Triplex ?
Please explain your answer, the goal is to create 100k into 500k the fastest way possible.
