Hi Guys,

I am curious as why some investors live on a house and have the legal class a primary residence ? 

Is there a benefit ?

Does it help with taxes ? 

Are they able to qualify for more have that property as a "rental" ? 

Has anyone came across someone with their primary residence as a rental and asked them why they have it like that ? 

I have came across many investors that have their property as a rental when they are living there 

Quick question to my Wholeseler experts: 

What would you do in the current situation, this is more of a creative financing situation.

Seller agrees on a price to sell you the house, he is selling you the house for a 50% discount of ARV. He has a loan of about 20% of ARV BUT he has an a personal IRS lien to his name 10-15% higher than we you get the property under contract for. IRS puts a lien on his personal property. Property is in foreclosure process he has about 2 1/2 months.

What would you do ?

Do you guys target renters ? What is your response rate with them ? Anyone have a good rate ? If yes where do you get your list from ? Do you mail out postcards ? Letters ? Comps of their home ? I am looking to target renters here in the next month. 

Thank you all for your answers I am marketing more on Facebook and I have seen some leads come in, I was to keep marketing that way and eventually target a zip code and mail out postcards or some type of value that brings is the numbers
