Hi, a friend is buying about 1000 sf of our neighbor's property(California) to extend their property line about 10ft so we can park a trailer. We want to come up with terms for the purchase contract. They don't want to use a CAR form as that is a bit excessive and I'm not sure it even handles purchasing only part of a neighboring property. The city is likely to approve the lot adjustment.
I think the obvious terms should be they are purchasing 1000SF for of their property for $X along with mineral, water, and air rights. What else should I put into the terms? Anything in particular that they should record with the county? Anyone have a sample purchase agreement? Thank You.

@Rohme Williams There are several meetups near Santa Maria. There's one that meets at the Santa Maria Inn with Dana Klaft. There's the Santa Barbara REIA. The Central Coast RIEA that meets in Pismo Beach. There is also one that's run by Robert and Keith. Eric Black runs the one that meets at Figuroa.

use applications/software that is platform agnostic(web based) then it doens't matter what device you use. I use google docs, dropbox, docusign, zipforms(all web versions). It doesn't matter if I'm at home on my linux pc or at work on my windows pc or my phone.

Typically, there is a TI budget ($/sqft) you give to tenants. Ask local broker for a range based on your property type. Yes rent abatement can be used to compensate for TI. I would have the rent abatement be spread out or drawn out over time. Give a month free or reduced rent at the beginning then give them a free month on the first month of the second year as long as they pay rent on time, for example.

If you already requested a transfer to Oceanside shouldn't you be looking for a multi-unit in North San Diego County? Besides there's way more multi-unit inventory down in Oceanside than Santa Barbara.

I would suggest checking out the SBRIEA with Dan and/or the Santa Maria/Central Coast REIAs. There are several investors from Lompoc that frequent those events. DM me if you want some direct references.
I used to commute from Santa Maria(north end) to UCSB for a year. The drive wasn't so bad. traffic wasn't really an issue either.

Hi, I'm curious if there is a resource out there that allows commercial property owners(or visa versa) to find supplemental income sources that fit their commercial properties. For example, perhaps their property would be a good location for billboards, washer/dryer services, a cell phone tower, or vending machine. I'm sure there are a ton of other types of income sources I don't know about. Is there a website/app that connects a property owner and those income sources?
