I'm no expert , but I would have to get the price down . If you had to sell for any reason , you would lose money (based on your comps). Better to have multiple exit strategies.

Do almost everything myself , even for personal ( non real estate investments such as my house , business, my kids houses ) I can't get contractors to show up , and if I can they won't give a written estimate , let alone a bid . I'd probably hire some of them even knowing I could do it cheaper , if they would just come out and give me a written quote . I've just been burned too many times by them saying " It'll be about two thousand ." then giving me a bill for $5000 without any problems along the way .

I am just finishing up installing a completely new system including new ductwork ( old was in floor and had long term groundwater problems ) in a 1380 ft' house . My cost is about $2700 , would have been st least $4500 if I paid for someone to do it . I did get a licensed HVAC guy to calculate and tell me what size ducts etc ( he got paid by meeting me at the supply warehouse where I paid him , he then went in and bought it , and I loaded the materials - I don't know and I don't care how much he made , it was a good deal for me ) . My electrician did the wiring , and I have another HVAC tech that will make the connections and check everything (again another guy working on the side ). This one was a royal pain in an attic that was barely high enough to crawl around in on my belly , so I'm sure the price would have even gotten higher if I had paid for the labor . In my case , I can say everything is done right and checked by licensed people , I just did the itchy sweaty tight spaced grunt labor . So if you have time and can find the right people , you can save some money .

Went to McNellies , they had no idea about the meeting . When we got back home I was able to see the change in location , for some reason I didn't get an alert on the change . Any plans for another meeting ? We would like to attend .
