Welcome Nishi Looks like you folks in Houston are going to be busy for a while . Hope everyone there gets back on track as soon as possible . I imagine there will be deals that need flood damage repairs hitting the market this winter . Good luck!
I'm sure you already calculated it , but don't see anything mentioned about cost of materials or disposal , etc.

Mason , it looks like a good deal , but I always expect the unexpected on inspection or during rehab and therefore throw in a pretty big " additional repairs" figure in my calculations . While analysis paralysis is something to look out for , you can lose money fast on a tight deal , so better to be totally comfortable. The fact it was such a low price and back on the market makes me really start wondering what else is wrong . I think you are getting your feet wet and learning . You'll find the right deal . Just be sure and do your due diligence and overestimate a bit for a safety factor . Don't look back - look ahead ! You'll be in there in no time .

My son used the free SpotCrime app before purchasing his residence , then told me about it , I think it's pretty good especially in the urban areas .

My observations as well. I wonder if there just aren't that many distressed sellers ? I also think most wholesalers either don't have a clue on repair estimations or are flat out lying .
The sink and garage door are maintenance issues , the blinds and carpet are more cosmetic - assuming they aren't falling apart , and were that way when she rented . I wouldn't replace at this time if the carpet is serving its purpose . At renewal or before placing a new tenant I'd revisit the idea of updating - hopefully to something like vinyl plank.

Here termites are common , the real question is how much damage has been done . Just finding termites is a definite reason to renegotiate, weather that is for them to treat and guarantee, or give you a price reduction is up to you and the seller . I personally have asked a seller before if I could cut into the Sheetrock and they allowed it - too bad for them , it was a deal killer .
