@Theresa Harris thanks for replying. We bought the property with existing tenants and their original contract did not specify terms of termination. It says upon agreement between the tenant and landlord. We are still looking into what the local regulations are at the moment as well.

We have a tenant who signed a one year lease, which will be up in November 2019. The tenant is asking to break the lease due to the inability to continue paying rent. What is an appropriate termination fee that we should charge for the tenant to break a lease in Ohio? Thanks in advance for your help!

I wanted to check to see if anyone has experienced being fined for hidden fees/taxes/penalties I was not aware of. 

Hey BP!! I'm Considering taking a loan out on my pension to use for a down payment. It states I have up to 10 years to pay it back if I'm using it on my primary residence, which I would be. My goal in doing this is to be able to physically have more cash in hand for leverage for rental properties. Any thoughts or advice?

Thank you @Bob Okenwa I really appreciate the advice. When you looked into the HELOC last year, was that through a credit union? or a large bank?

Hi BP! I am looking into making my first real estate investment on a buy and hold property, preferably out of state. I am currently in escrow at the moment for a property that will be my primary residence. I was looking into possibly taking out a HELOC and using it towards that real estate investment purchase. Is a HELOC recommended on a buy and hold property or is it a better use on other types of investments, such as flips? Does anyone know about how long after I close will I be able to do a HELOC? And about how much percentage is the typical monthly payment for the interest on a HELOC?

Does anyone have any recommendations of specific states/cities for duplexes and quads for the best results of cash flow? Also, are there any recommendations on property managements in that area as well?
