@Michael Johnson has the right approach. Not sure what the market is like in FL but using your credit line as down payment(s) you'll have a lot more to work with. Provided you can get the financing, you could purchase 4 units at 50k each (12.5k DP), then use your credit card for repairs/remodels. Place tenants, let them pay down the mortgage.

Moved to Cleveland for what else, a girl... ;)
While the winters can be a tad rough, it's a great place to live. Great sports teams, excellent food, the lake, the parks, industry, an economy on an upswing. Also an excellent place to invest, endless inventory. Here to stay.

Now would be a good time to work with a local contractor. You'll learn more about houses/construction that way than any other means. Save some cash and build your credit then invest when you're able. Would help pay for college if you decide to go that route.

It's an odd feeling to realize you're excited when the temperature is in the positives. The dogs wont even go outside...
Being inside is definitely a perk to investing, I've done my share of outdoor labor and let me tell you I appreciate my desk more than ever.
