As fun as that sounds, wouldn't you rather be sitting in your air conditioned office fielding phone calls from people who truly want to sell their property?

I feel like "driving for dollars" is like cruising a grocery store parking lot and sitting next to a car I like and waiting for the person to exit and ask if they want to sell. Chances are they too like that car and are not interested in selling.

But - if I had mailed 1,000 letters that day to specific car owners whose vehicles warranty just ran out, and cars are paid off and approaching 100,000 miles with a half way decent offer -- I would probably some calls!

Make sense? The time and energy you spent could have been used on good mailers (not postcards that I never even glance at anymore).

I truly don't mean to insult anyone - I am offering a suggestion that has worked wonderfully for us!

Love more rural areas like Modoc and Lassen counties. Every time I acquire property in those counties they sell within days...

Is there another way? :) Yes. I pay cash. I take title. I have it legally recorded with the appropriate county.

Welcome Xiaojun, 

I love your part of the country (I am from Southern California) for travel and business reasons. 

Northern California as it is a great area for buying/selling unwanted rural land. (That’s what I do.) You can find sellers easily via direct mail and buy acreage for a few thousand dollars and sell it for a lot more on the internet. It's a great way to start and built up funds to invest in some of the bigger project your are planning.

Welcome and that is what I do with land! (You can buy & finance that too!)

Texas is full of fantastic "unwanted" rural land deals. You can find sellers easily via direct mail and buy acreage for a few thousand dollars and sell it for a lot more on the internet.

Great question! I advise my peers that it is fine to use their name as they get rolling in investing but at some point I would recommend an LLC for protection of your personal assets. Some individuals go so far as having each project (or apartment building) in it's own LLC.

And if you don't already have an good real estate attorney, might want to find one. They can easily set up your LLC for you.

Congratulations! Now imagine if you double or triple (or more!) your efforts?

For some reason folks try to hold back and cut corners in this area and as you now know it works! You have to have your phone ringing to have a successful business.

And isn't better than driving for dollars? 

NOW you can be picky and take the deals you want!

(I am sitting on over 150 acquisitions that need my attention so I feel your pain.)
