search the assessor's database for the county of the property.  if you are mailing them a letter, make sure to use ADDRESS SERVICE REQUESTED to insure you get their current address in case they have moved on.

depends on the state.  I just did one with penfed for a property in Colorado. 

Can't do in Texas I hear.  

offer her 200 bucks if she gets the rest of her stuff out in 24 hours.  or something like that.  she will appreciate the money, and you get the keys in good/better terms.

If the lot size permits, a garage/top suite might be less risky?  grafting onto a old home has some risks.

I friend of mine just got a permit to build a garage with ADU above it in the Springs.

seems to me, it's time to shop around for a new PM.   also the long term tenant @ 650 needs to be brought up.  many people fear losing the tenant and keep rents put.   it has to be kept up to market (and condition of the actual unit).

Also consider @Yvonne 's point.  the vacancy @ 800 could be due to lazy, lack of marketing by the PM.  I'd grill them on how and where they marketed the unit and if it was lacking give the new PM a shot at it for a month.

your student loan debt shouldn't count towards revolving utilization.  as long as you pay on time your score should be good.

things that hurt your score:

1) lates

2) high utilization on credit cards (having a 500 balance on 1K card etc) try to keep it to under 30%

3) too few accounts.  open more than 1 credit card.   aim for 4-6 cards

4) young credit history.  (this may be you).  it takes time to establish credit, and age of accounts is important.

I agree with @Andrew Syrios something else might be hurting your score, it's not the student debt, unless you missed some payments.

it's not mortage fraud.  you are not lying to the bank,  you are making payments to it.   Subject-to has a clear line for it on hud-1.
