now, if it has potential to reduce expenses and cashflow then maybe.   Have an HVAC expert or energy consultant come look at it, and see if there is room to fix the gas leak (not literally..)  insulation?  windows?  tenants (opening windows?) etc.

you can't get conventional funding on a 5-plex.  this would be commercial.

if it doesn't cashflow under regular rents, then it's not a deal.   don't try to justify/make it cashflow by converting some to AirBnB.  that's icing on the cake, but the bottom like if the price doesn't give you flow as a plain rental you are at risk.

can you cash out refi and hold on to the cash?

@Tom Shallcross has excellent points, I'd just add "Listening".  Just being able to shut ones mouth and hear what the other person has to say.  Just ask a question and listen.  People love to talk, let them! 

This is valuable in more than one way! 

Now, if you really want to polish that, read up on NLP :)

don't go up (much).   in the trading industry the term FOMO exists when buyers pay more when the asset (stocks) is already climbing, FOMO = Fear of Missing Out.   Never buy due to FOMO (Emotions), let it pass.

Given it's your first, I say take your time.   the more offers you make (and analysis), the better and more confidence you will have on your number, and stick to it.  wait for the deal.

This is your first, so you want to be successful, and careful.

1) this is on the tenant for not reporting it to you timely.

2) you need to trap but also exclude rodents from the building.  a thourough inspection including attic to ensure no holes, cracks exist , get sealed. walls, baseboads, maintenace closets with pipes etc.

hindsight, the first time you heard about mice should have resulted in walkthroughs of all units.

FYI the lowes south of the DFW airport @ beltline - 183 is closing, lots of stuff 30% off, and they are selling EVERYTHING, including floor samples.   not much left but worth a look.
