1) what is the cash flow when you do the math, with you not living there?  4 x market rents, minus capex, taxes, insurance, repairs etc.   is that positive?  factor in property management as well as a percentage of the rents.  

2) if that cash flows, work backwards and see how much you have to contribute for your unit's "rent" to cover mortage + expenses.  that will be your cost of living.  if it is not well below market rents, it's not a good house hack. 

if (1) barely cashflows, it's now a good deal.

if you are paying 300 on top of market rent to break even it is a HORRIBLE house hack.

yeap, look at Taxes, insurance.  Dallas gets hit with high taxes and tornados, as in hefty insurance.

how do you estimate the value (offer) of a multi-fam (<= 4 units) unit when there are no comps? 

when I look at a property, for example that sold in 2015 for 175K, and add yearly appreciation for the area I come up way below the current ask (330k, neary 50%!) 

At 10% a year (for example) I get 

2015  192k

2016  211k

2017  232k

2018  256k

330K is the seller on crack?

- do you go by $/sq ft of similar sized properties?  

- use appreciation and extrapolate current price?

- combine all of the above ?

does she have renters insurance?   increase her deposit on her renewal if you keep her.

just notice d this is an old thread.  anyway, the blood   /red stain  would have prompted a call to the police,  ask for a welfare check.   they will assess if she is a risk to herself, involve paramedics etc.

water heaters:  flush them every two years, replace anode every 4 years.

dishwasher : clear food trap

a\c pour clorine through condensate drain etc

look for "delayed financing" programs , less seasoning than typical cash refi.

what vintage is it? for a 2-1 I would do two "multizone" mini splits, one per side for about 3.6k + installation or DIY. no ducting

if you are bold, look up adverse posession law in your state :) live in it, pay the taxes and it is yours in many years :)

run the numbers different ways.  I am always analyzing SFRs , multis in my market, right now it hard to find cash flowing anything.  maybe lending until we adjust?  or flips. but buy and hold might not work well today in some markets.  I'd look to build more cash with 100k
