Zelle is the new alternative to paypal.  it's founded by the large banks (BoA, Wells etc) so all banks support it natively, it's free and instantaneous.  Unlike cozy, which holds it for days.

look for it on your bank's website/transfer page.

is he a company or a man with a truck type contractor? it's a red flag for me, I'd check local courts for any civil actions in his name and run.

@Lydia R. you should have explained to your seller that dissipation of assets is illegal and not paid a penny lower than your offer.

Be careful out there, if at any time renters are not paying up and get verbal/agressive, leave it to the courts.  Never go collect on class D by yourself, and always carry (where legal).

They say this happened Friday.  who would be collecting rent on the 18th?  put a notice up!

I ran into this the other day, looks like Dallas is getting really friendly with ADU's.. it now seems legal to rent them!

as others said, notify him (don't ask) that you will be inspecting the unit/repairs.  take advantage that you are in town to see the unit.   hopefully you have the keys.

also, I wouldn't share with your tenant that you are "overseas".  where you are is none of their business. 

I had a lady just like her.  on move out, I docked her like 150 for repairs, within minutes I had a letter from her attorney..

just be ready for handing her over her entire deposit..  she will fight you tooth and nail if you keep her.

I think in your case, the relationship may not be salvageable, i.e. you won't be able to gain control since she already got away behaving this way, easily.  so up to you, 

you can take this as a challenge and see how you turn her around or raise the rent and move on to a blank tenant and train them from day 0

if you did leverage the Heloc as downpayment, make sure your debt service (interest on the Heloc), is factored into your cashflow evaluation.  In today's Market it will be hard to find a property that cashflows with 3% down.

if it is against the rules, they can fine you, or make you remove it.
