there is another post about this, regarding the AZ properties zillow purchased. it won't affect the local market, locals said.  nothing at all nationwide.  nothing burger.

to those installing GFCI at each outlet:  you can (depending on your panel) install a GFCI BREAKER for the entire branch.  (all bedroom outlet circuits for example), and it meets code.  a sticker needs to go on each outlet stating it is GFCI protected.  a GFCI breaker will run 60.00-70.00, cheaper than installing 20 GFCI outlets.

For new construction/rewire, you can even save more by having one circuit run the outlets of two bathrooms, all covered by one GCFI breaker. etc.

If it's an old house that was wired without ground and has 2 prong outlets, the city should grandfather that, and not mandate it to be changed, with a change in ownership?  if you are pulling permits for electric modification, perhaps yes.

ski resorts could build "dorms" for the kids operating the lifts..  high density.

go PRO then you can advertise in the market place forum I believe.  Maybe talk to the local (CA) hard money lenders and see if they are willing to channel your offerings in their borrower's network?

Interesting discussion, In essence you have a lot of equity sitting there untapped.  the low mortgages fuel the cash flow.  by selling now and "taking profit" as stock traders say, you re-invest in better properties and will have smaller cash flow to start but better return on equity.

Any of the Refi approaches limit you to only pulling up to 75%, leaving 25% equity trapped.   

I'm in the same process, about to sell two out of state rentals that have great equity, but average cash flow. I want to use the cash to BRRR and place solid rentals in key locations that I can STR/furnished for example. another example, use the cash and buy foreclosures. etc

I like the Yi Cameras, but there are others.  Yi has a phone app and you can watch the camera and replay from the phone.

I disagree with some saying to be nice.  Once someone tries to break in, and there are signs of forced entry the game changes and you have to protect the property in a legal/criminal context.  There is no more Nice after that.

Before the break in, sure.  have a chat.  but realize when someone if off, there is no logic and your ask won't likely be honored anyway.

Serve him a NO Trespass notice, warning him NOT to come on property again.   Copy the local PD.

Also, just as an abundance of notice, put a sign up.
