Okay.  So if i got a 16 unit going for 500k that has----- 

Gross Rent 150k Minus Expenses 75k = NOI 75k .

lets say debt is 35k/yr.   

75k NOI Minus 35k Debt=  40k Cash Flow / year

Is that 40% CoC?

2.14% DSCR

Is this all right? Did i mess up anywhere

you say "cash flow after expenses" isnt that the same thing as NOI?

how can i tell my broker that i am looking for a specific CoC % if they dont know what im using for funding?


Doesnt CoC strictly have to do with your debt ratio and DSCR?

12 unit building

100k Purchase price and 80k Rehab for a deal = 180k . HML usually do 75% of that, right?

so they would fund 135k of that 180k?  Which means i need to come up with 45k + closing costs?
