@Matt K. owner financing isn't rare. I'm assuming you are new to the business?

@Matt K. having an equity partner is pretty close to 100% financing. You can nitpick if you'd like but they're pretty darn close, if not identical .

its not extremely rare it literally happens daily. Theres too much money in the world that people dont know what to do with their money.  Partnerships and creative financing creates 100% OPM

@Matt K. im not sure what you're asking. You want me to show you a real life example of creative financing on loopnet?  You have partners or negotiate creative financing.

So is my goal to buy at a high cap rate, and then sell at a low cap rate? @Mary M.

Can a 5% cap rate multi family Cash Flow better than an 8% Cap rate ?
