I want to connect with brokers and get in their circle. How do i get in their circle without Proof of Funds?

So if my NOI was 100k. i would do 100k/1.25 = 80k.

which means i have 20k cash flow?

A broker would never "by accident" make their cap rate too low, right?

if anything they would over inflate it?

i thought 50% rule was mainly used for apartment buildings if i include property management, Capex, and rest of utility/tax expenses.
