I think it is obviously a personal thing. For me I did not have a ton of debt and currently house hack - I am now debt free (aside from my house note) and waiting for the market to change around me and build some more cash reserves. 

As an investor you may deem that it is more appropriate to take on more debt (real estate) in order to pay your current debt down and then some. 

That is basically a 2 second version of my thoughts - no matter what you choose there is no wrong way. Just remember if you really want something you will find a way to make it work!

If you are looking for a low risk type thing perhaps teaming up with a seasoned investor looking for funding for deals may be a good avenue - you would make some money and get your feet wet at the same time. 

It would be a win win for both of you - at the end you get to start out with more money and the seasoned investor can take you under his wing a bit - plus they get the financing needed for a project. 

Good to hear others in CT are doing well - I am just getting started on my real estate investing journey but I hope at some point to be out there killing it like you!

I think it is one of those things that you just have to suck up and handle. It will also show the tenant that you care.

I have been using Lending Club for a few years now - 25 dollars a week - initially the returns were great. I wondered how is it this easy... now with defaults and late payments I am down to 4.5% return on investment. My savings account over at Netspend pays 5% interest - just only up to 1k though. 

I unfortunately have to echo others words - unless something changes drastically I do not know that I will keep investing with them long term. My goal was to get to a point where the P&I could afford me to buy one new note a month and then a week... etc etc. Keep that money turning over and making more money. Lately I do not think that is such a great idea anymore.

My sister is up there - she lives in Biddeford if I am remembering correctly. She owns 2 single families on one plot of land in OOB. Full disclosure she works full time and has 3 babies so I do not know if she will be of much help - PM me and I can put you guys in touch.
