So far:
  • 3 Calls
  • 2 Were not interested (removed from list)
  • 1 Was interested but not motivated to sell below retail

Hey everyone,


Long time lurker and learner who moved back to Charlotte recently and started my first direct mail campaign in Gaston County.

I would love to connect with others in the industry in Charlotte who are doing flips, BRRRR's, and wholesaling in the area.


Personally, I'm focusing on value add flips and BRRRR's (where the numbers work) in East Gaston County and am working towards getting my first deal under my belt. Sending 1100+ mailers for 6 months, driving for dollars, and connecting with wholesalers in the area.

Mary, Listsource is a common one that investors use. They have good coverage and it's easy to pull the list you want.


We just sent our first mailers last week and used!

Anyone have a recommendation for a great title company and real estate attorney in East Gaston County, NC? IE Belmont, Cramerton, McAdenville, etc..

If they are comfortable with wholesalers, even better.

Scheduling, skip tracing, data entry, photo editing, pricing supplies, transcribing calls, etc. are all $10 an hour items you can outsource pretty easily.

I think local $10/hr tasks are harder to outsource like placing bandit signs, picking up materials, etc.. Anyone have recommendations on getting help with these?

It all depends on your risk tolerance, the market for hard money/private money in your area, the project, and perhaps most importantly, the experience of the team doing the flip.

I'm in a large metro (not as large as DFW). In our market, I've seen most hard money is around 8-12% interest with 0-2 points up front. In this case, you would get the points up front as a fee and then the interest that accrues + the balance at the sale of the flip.

Private money tends to be low or no upfront points and a lower interest rate (6-10%) but the flipper typically has an established track record and oftentimes experience doing it with that lender.
