So you guys think I should talk with the realty company? but even if I do get a deal wouldn't their commission eat my fee? besides from what I've been reading here on BP. RE agents/brokers don't like wholesalers much

As a newbie wholesaler, I'm doing a little driving for dollars. saw a nice house SFH 3/2 Large fenced back yard nice neighborhood comps are around 150k (not bad for this area of Texas) in the yard is a big FSBO sign. so I called to get more info. I got a realty company! Has this happened to anyone else? is this common?

Hi Guys, hope everyone had a great Easter.
I want to get your thoughts on this question. Is it standard for an investor buying a contract from a wholesaler to pay all the closing cost when the property closes?
I ask because I thought it would be a great incentive when negotiating with the seller for the option to purchase. (ie) “I will take care of all the closing costs you won’t have to worry with that.”
The only problem I can think of is it raises the overall cost of the property, and that may turn a good deal into a bad one.

I see this will take much more study. I will not do anything to cause harm to anyone including myself. I don't want $ that much. I could not live with myself.

Ok. so in your opinion would a double closing be a safer way to go as technically I would own the property albeit five or ten minutes?

I ask the same question as Brian. Is wholesaling (if you're not a licensed RE agent) legal or not? I'm new here and got the definite impression it was a good way (one of ) to get started in the RE biz. for those of us who don't have a few grand lying around the house. Now I'm thinking I need to get licensed. then why not just sell houses or whatever and make big commissions ?
