I Love coming here to BP !  I see people from all over the U.S. and my state Texas. I would like to know if there is anyone from my area. ( Lubbock, Texas ) who is an experienced  Wholesaler familiar with laws in this area here on BP?  I have been told there are strict rules here about "finders fees" and licenses.

Hey everyone.

I have a question about something that has happened to my neighbor who asked me about it.

A mother has her son sign a Warranty Deed to her property. two years later the mother passes away.  The Records at county still lists the mother as the owner. He has done nothing to change that. She (the neighborhis sister) lives in the house does all the maintenance, and has paid all the property taxes. does the son own the property? (by the way this house is in Texas)

Thank you Rob that's  what I was thinking. But Walter makes a good point too. I thought maybe that was why I didn't see anyone talking about it.  but to me buying mailing lists seems a bit steep as well.

I have been reading a lot here on Bp about marketing, things like Direct mail, internet, driving for dollars. What I would like to know is what about ads in local newspapers Is that not a good idea, or are there drawbacks?

Thank you  (sorry about the spelling.) as I said I'm trying to learn. so far what I've seen here at BP, is you don't just run out after reading two blog posts, and a podcast and think you're a wholesaler  I'm trying to take it a step at a time. so thank you for your reply.

I am only at the stage of trying to educate myself. in whole selling right now, but I found a website that says they connect whole sellers with buyers and that they buy properties too. I want to know if anyone has heard of this site and if so are they legit?  The site is usawholesalerealestate.com
