If your response rate is 2% . What percent do you close on?  Do you think you get a better price on probate virus absentee owner and out of state owner?  Do you like it better if the lawyer is the PR or a relative?

Sounds like a good seminar and value for $250.  Was that for two days? I didn't hear about it until too late.  Still know almost nothing about notes or if I should be a note investor.

The numbers don't add up to me. My situation if I find a 70k ARV 3 bedroom in class "C" that I can get in for 45k total I 'd probably buy it. That doesn't mean it's right for you. But 70K houses have property taxes moe the $852 annually. $58 a month seem a bit high for insurance also. Maybe 15K repairs isn't right either. How'd you come up with that?

Bigger Pockets Podcast 273 is on Note Investing.  Also they push his book Note Investing by David Van Horn. I'm thinking about buying it. Maybe I should pick up Paper Products too. The podcast makes note investing sound too good but I never bought a note or knew anyone that did.

Letter has been mailed and I guess I'll wait until I find out the PR to send another.  Not sure if they hammered with letters at that point.Thanks! 

Thanks John and Ryan for the info. I'll follow through with this only because someone I know was friends with the deceased and thought it might be a good lead..  I will decide if want to do it again later.  I really should work a lot more than one of these at a time to increase probability of success.

I  get all my forms from Wisconsin Legal Blank.  Rental agreements, unit condition at move in, possible lead paint disclosure, 5 day notices and a few more. They have a website.

Where can I find info on a probate property in Milwaukee.  I searched the Wisconsin courts online and could only find info to file for probate. I looked on the Web and only found sites to sell me lists. A friend told me about his friends funeral he went to. He said he had a couple properties and no will. It also seems like it's going to be an ugly probate. The relatives kept separated and not mingling at the funeral. I have the deceased name and address.  So how to I follow-up on this and could be awhile?

Licensed plumber = license to steal.  Illinois has strongest trades unions because they own the politician/lawmakers there. Hardest part of installing a water heater is getting it in place and making sure your have all the right fittings.
