Im located in Phx,Az and helping my father buy a home to live in, he is a cash buyer has disposable -$250000 and can get additional loan but prefer not to, he is basically looking in Phx and surrounding areas residential home, 8k sqft + lot, 1k sqft+ home, 2brd +, in livable condition from get go, nothing south of camelback rd.

We been doing it wrong so far, i have access to MLS and just been looking for good deals, next step is to work with a good RE agent and be specific with what we want, I know there are good deals out there fitting my fathers description because i seen sold RE in MLS , the thing is where to find these deals as by the time they hit MLS they are gone.

Hey guys, I have access to MLS through my RE agent, when looking at RE sold section is this just homes my agents company sold or its a network of all agents that post to MLS through out AZ.

I been in the car selling business since 2013, basically  I lease an dealers license from a used car dealer, buy vehicles at dealers (only) auctions where you buy them at trade in value and sell retail, currently i buy cars that are ready to sell, its worth it to me even if i have to pay a couple hundred more, get em detailed and put them for sale at the used car dealers lot, once the car sells, i just pay my fees + sales man commission and get my check.

My impression of RE is that there is way to much risk compared to what im currently doing,  you have to get approved for a home, unless you want to pay high dollar you have to get a fixer upper, appraise the home prior to buying (if dont purchase , lots $),have a reliable crew that will not rip you off and complete in time agreed, ect,ect.ect

I have access to MLS, i know how to access closed homes in my area but they are not current, im looking for this year , looked in the filter section and couldn't find a feature that shows to search by specific year.

Hey guys, i have access to MLS i can search for closed/sold homes in my area but they are literally a +350000 and apparently very old sold/closed listings from 2000. Im looking for sold/closed homes at least in the past couple months or so.

 Thanks for the info, but at the end of the day you are still working with the middle man, im new to all this, how exactly do you find a wholesaler in my area, they need to make a profit, how much do they charge for getting you a good deal on a home?

You could actually do a Joint Venture with your brother. He could be the capital investor and you could be the managing investor. You could be trained to buy properties "off market" and sell them with lease option to the people who are buying your cars. You already have the vision, you just need the know how. The two of you would have quite a going concern before you could say "runs good". That's what I'm doing in Phx and Mesa. You could too.
