Im located in Phx,Az and its common here to still see empty dirt land in prime areas of city, as an example, my father who knows next to nothing about real estate purchased a 7k sqft gated dirt land  in the city 3yrs ago for $35k cash, was planning to invest in it but it was too much hassle for him so recently he sold it for $140k .

What's a good way to find good deals on empty dirt land  in the city or close by, does mls offer this search option. Im guessing this option does better with cash at hand than getting a loan.

I live in Phx,az and recently friend of mine sold his bank (ex bank of america) literally as is and profiteed $300k  , he purchased it right out cash last year (I think) and it was in real bad shape in a shady part of town,  before him taking possession of the bank  homeless people where living inside it an using the bathroom anywhere in the building, he put maybe less than $5k in just cleaning it up and just a couple of days sold it.

Basically the idea is to find super cheap homes in ****** conditions but the price is so cheap that you could still make profit by selling as is, investing as little as possible..

Im sure its not possible but thought id ask, Im a U.S citizen , is it possible to get a home loan here (U.S) to purchase a home in South America?

I heard someone here say that a good place to find homes for cash buyers is face book forums, is this true?  , if this is so, i wasnt aware FB has a forum sections , isnt it groups, those of you in AZ what FB groups/forums do you suggest i take a look at.

 I would recommend getting your credit score higher than 680 for a conventional mortgage. You might need to do a manual underwrite which could decrease your purchase power. What price ranges are you looking at? 


Thanks for the tip, here in AZ prices are still high , im looking at sub $220k . Im getting a lot of advice with going the FHA finance route so that is another option.

How? Simple, go to the local RE forums on FB, there everywhere. However most if not all want cash buyers

 I found most of everything for sale in FB market are scams, you would have a field day weeing out the real sellers.

Hey guys, im located in Phx,az and would like to invest on my first property here, I would like to know what are my options, I am self employed and bring in about $4k a month (mostly cash )no paper work to trace my earnings (im in the car selling business)  , experian score 630  1 delinquent acct but it was paid off many years ago, Ideally i would like to put down $10k to $15k tops, what interest rate do you all think im looking at.

Hey guys, my parents purchased a home in Arlington,va back in the 80's , I believe my aunt currently owns that home (we are not in speaking terms), i looked up VA county recorders sites but they ask for a subscription.
