I also live in Phx,az , Sunnyslope area, rent is still booming as home prices are steady and might go up, If I may ask what property management are you working with, most are trash.

Hi everyone, I live in Phx,az and its nearly impossible to find real estate ready to live in below $350k, there are a lot of fixer uppers that are in bad condition from $200k, I have acces to MLS and noticed there are homes in Sun City ready to live in , decent area for a lot cheaper than other counties,yes, this is even the areas that are not +55 and older. These homes are not mobile or in a Hoa neighborhood .

Thanks for the info but it seems you cant view docs or deed , you have to pay. I remember a while ago i searched for parcels and their deeds and it was free you could see a copy image of the deed.


Did you try the "View Unofficial Documents by clicking the number above" link? I was able to see a (random) deed from 1983 on my first try. I don't know if that would always work, but it seemed to for me.

The idea here is to use the mail system after having identified properties in which you think the seller would need to extract their equity.  Distressed properties, estate sales, absentee owners would all be good candidates for this. You'd then compile a mailing list with target properties and state your interest in the property.

Netronline.com is good for any state you want to search. It of course will let you know if that particular county is free or not. If recorder of deeds isn't free maybe personal property records will let you know if an owner still owes the property or not. Sometimes you can find out how much the mortgage is/was. Another good tool for records if one has filed bk is  pacer.

Hey guys, I noticed a lot of people here prefer to use the mail system to get good deals, can someone explain this process, how do you find the people you are sending the mail too?
