Hey guys, im located in Phoenix,az and the market is so high here, I have access to MLS listings and noticed the listings are mostly if not all retail prices, i find same home prices in Zillow, im currently in the car business and the way to to find vehicles is by going to the dealer auctions and buy cars at trade in value and sell retail, to attend these auctions you need a dealer license or know someone who does, its not a public auction, is there something similar for buying real estate.

I heard a saying to keep all your eggs in one basket, anyone here have other business other than real estate .

I been in car sales since 2011, started working for my brother in his used car lot , then on 2016 to present day i became self employed, still in the car sales field, buy vehicles at dealer auctions(using a DL license) and put them up for sale in my brothers car lot , once i leave the car  they are in charged of advertising and selling the vehicle, i do small scale usually ill have 5-12 vehicles on the lot ,  dont make huge amounts of money but enough  to be self employed semi retired and live a life style that im in total control off.

I been eyeing real state for sometime now  but in my situation don't know how that is even possible as being self  employed don't have proof of income, most of my money is tied up in my vehicles , so don't have too much liquid cash and dont want to get screwed getting a hard loan  or getting a loan from my brother, also the fact that in Az (PHX) home prices are still crazy high doesnt help.

Like i mentioned before i know nothing of the real estate field but im assuming the process of selling a home takes a lot longer than selling a car .

Sure you could. You just have to know where to look, buy off maket using SubTo and selling using Lease Option getting 10% down and above market rents. Could probably do 3 with $100k bringing in $3,000 a month and utilizing depreciation and principal buy down on top of that. Just requires knowing the right way to invest, rather than following the crowd.


In the phx market?, do you find these homes using mls, I have to admit im not in real estate or even never invested in homes but have full access to MLS and im intrigued in real estate investing, im currently in the vehicle business, my brother owns a used car dealership here in Phx, az.

Lets face it , chances of home prices dropping in the U.S are slim to none, anyone here planning to invest in real estate in other countries where homes are way cheaper than the U.S, in some countries you can by a mini mansion in good neighborhood for what you can buy a studio or apartment here, I speak fluent spanish so im looking at places like SA, Bolivia is on my top list. 

Im located in Phoenix,az and here prices are steady and did not drop at all.

Hey everyone, my current situation is this,  my brother owns a used car dealership in Phx,az since 2012, i worked for him till about 2015, then till currently buy vehicles at a dealer auctions , used to advertise on m y own and the dealer lot but in 2020 got tired of dealing with all the Bs it involves dealing with customers and now i advertise and leave my vehicles in the dealer lot and let the sales men sell my vehicle, all i have to do is take care of cars that need attention and collect my check when a vehicle is sold.

Gotta say its a petty sweet deal because i have a lot of ME time, im not wealthy but do okay , im guessing real estate involves a lot of networking and talking to people lol.

Hey guys, my elderly father sold his home in Phx,Az pre covid, since then hes been looking for a home to purchase cash with no success, hes basically looking for a 1000sqf +, 2br +,  lot 8000sqf +(not firm on lot size) in move in condition ,  Phx or surrounding areas for-$250k cash, yes in this market now its like trying to find a unicorn lol but id thought id post here to get some insight or information.

We have access to MLS listings here in Az but only homes we found close or at that price range where in the south side of Phx and run down.
