@Charles Elliott it's such a great market in Colorado Springs you should be able to get decent cash flow and build equity if you rent it. Long term rentals (unfurnished) are simpler. You could consider airbnb but you would need a good STR manager for this and I'm not sure the margin would be worth it if you don't self manage. My two cents, turn your CSprings place into a LTR and reuse your VA loan to do it again some place else.

@Selena Matos Yes, we are closing a couple investment loans and we are in the ball park also with 20% down, 30 year fixed.

We have tenants deposit directly at our bank account or they'll pay with Zelle.  We have 6 doors.

@Aaron Rouser, my wife and I started out househacking too. It's a great way to get started. We have now house hacked, long term rented, STR'd and tried fix n flipping and now do real estate agency as a day job in addition to our real estate holdings. Good luck with it all and let me know if you need to throw any ideas around!

Dan, I started investing at 21 - it is totally doable.  We started house hacking (very little down) and moved to renting single family homes and short term rentals.  20 years later, we are still doing it.  Let me know if you have any specific questions or just need to talk through strategies.
