You can get started even if you are unemployed. The easiest way to get started is birddogging or wholesaling. The best way is to do lease options. You can also find joint venture partners to be your money partners. I have done over 100 deals and never put in any of my own money.

It depends on what your longterm goals are? You can turn that into 100 properties if you want. But you may only be interested in 1 property. You can contact me direct if you would like to talk more.

Offer to Purchase, Agreement of Purchase and Sale, Purchase and Sale Agreement are all the same and referred to differently depending on where the property is being transacted. 

I use my Realtor's contracts. 

You are only under contract once the contract is fully executed and signed by both parties.

I have tried quite a few.

I now use Base CRM. Lots of great features and integrates with my websites and had a direct interface with Gmail and Linkedin.

Empower Network is a network marketing company. It's a lot of work to setup your network. Yes, you are selling their products as an affiliate. So you are recruiting members and selling products. The only benefit is they have courses that you can buy that will provide a lot about internet marketing that you can use to market your REI business. It's expensive to get things up and running. You can find other courses without joining Empower Network. There are much better ways to spend time and money on your REI education.
