Without question, let the pros handle it. If it's under the baseboards, then it is probably creeping up inside the walls as well as going under the laminate. This is too big for an amateur. Knowing it was done right, and getting rid of the liability dread is worth much more than the cost of professional remediation.

I just ran your numbers using the 65% rule, and it says your MAO would be $95,000. Anyone else out there coming up with different numbers?

Since you are a new wholesaler, I recommend you take a few minutes and go to the App Store, or Google's Play Store (whichever operating system you use) and download a simple app for free that will give you at least a "swag" analysis of your deal and show the Maximum Allowable Offer. With you being a wholesaler, you should be using the 60% or 65% rule. I use the "House Flip Analysis" app for the Android O/S. It's quick and easy, and the basic version is free.

Are you talking about "wood look" laminate, or engineered wood? Lumber Liquidators occasionally has engineered wood flooring for about the same price as laminate.
