Thanks Daniel. We completed one in Pleasant Run Farms earlier this year and had it sold before we finished. Getting ready to close on one in Forest Park hopefully next week.

I'm curious if anyone has any information on the market in St. Bernard? I've always thought of it as a dwindling suburb of Cincinnati. But, with some of the older neighborhoods being on the up and up like Norwood and North side, I am wondering if St. Bernard has started turning around. Or should I avoid it like the plague?

I had a HORRIBLE experience with Hometown title. So I recommend you stay away from them. Old Town title is good.

Talk to Spring Valley Bank in Wyoming. They are very investor friendly. We funded our first flip through them, and are very pleased.

Tina, what KIND of deal are you looking for? Are you looking to wholesale, buy and flip, or buy and hold?

Personally, we are getting close to finishing our first flip. Bought the house through a local wholesaler (which was not a very smooth process due to poor communication within the wholesaler company and with us. The title company was horrendous.). The deal was good, and as should be expected, there were some unexpected issues. We looked for months through MLS listings, bid on several but did not win them simply because we would not have made any money if we bid higher.

So, for buy and flip, I think that either buying from a wholesaler, or directly from the owner of a distressed property is usually the best way to go, IMHO. If you are wanting to wholesale, I suggest talking to some wholesalers and listening to Flipping Junkie podcasts. For buy and hold; I don't know.

The one thing I think everyone would agree with though, is that eventually, you will have to look at a deal, decide it's worth a try (making a little is better than making nothing), taking a deep breath, and just pulling the trigger. Just Jim's thoughts.

I know this isn't the prime time of year to need concrete work, but I do. I could use the name of a good, honest, reasonably priced concrete contractor to replace a driveway. House is located in Pleasant Run Farms. (Between Forest Park and Fairfield)

Any suggestions?

I recommend Bicknell Heating and Cooling. Have used them and found them to be honest, reasonable, prompt, and very helpful.

Try Spring Valley Bank. They are investor friendly, with rates lower than most hard money lenders.
