Hi Craig,
We have many properties in the East Valley that I've been self managing. Maybe I'm getting lazy with this crazy rental market, but the last property I rented out in 1 week had only a picture of the front. I would suggest advertising online with Zillow (assuming you are only using craigslist), it is free and almost all of my leads come from there.
East Valley is generally more desirable than west valley, that's why the price difference between laveen(which have gone up significantly) and Mesa.

Did you hand him the notice or certify mail it? I believe if you certify mailed it it's 8 days. Then you can contact the process server to get the court date scheduled.

You can evict them yourself, you just need to hire a process server. We've used AAALandlord.com before for that. Runs about $90.
If you want to hand it over to the lawyer, I went to a presentation given by www.doctorevictor.com and found them to be very knowledgeable. The attorney said they do about 2000 a month, costs around 500 for the first one and then 150 for subsequent.

Hi,
I think the market under 100K is pretty much gone at this point in Phoenix metro. The inventory for houses under 200K is very competitive, so I'm not sure the margins will be there.
You would have to get a smoking off market deal under 100K to make any money, and those are harder and harder to find. You should network with wholesalers in the area and maybe they can find you something.

Hi,
Since you are a newbie, I assume you do not have your 1st 4 mortgages already. I would talk with the bank you bank with as most consumer banks will offer a lower rate if you have an account with them.
After getting the 1st 4, you should look at getting a relationship with a national lender such as Prospect mortgage. I've used them for all my deals. After 10, then you can talk to a small community bank that do portfolio lending or business notes.

Whenever I list a property, I typically check Craigslist and Zillow for current available units that are comparable. I usually price mine in the bottom 1/3 of like units as I want to get it rented ASAP.
HOA dues are usually included as part of the rent. I would just add that whole amount on top of the rent and market it as all utilities included.

Hi Drew,
I joined AZREIA for the rebate program with Home Depot. The networking and education is very valuable, but for me the 20% off of paint pays for the membership itself.
