@Jamal L. are you asking as in the case of tenant has been notified that property is for sale and has 30 days to make decision? If so, that's 30 days in Baltimore City.

@Holly Jackson if I'm reading your second post correctly: you're ok with an extra deposit, but don't feel it would be fair to pay extra "pet rent." I totally get where you're coming from and would feel the same way too! Only thing is, many landlords around me don't allow pets and the ones who do charge both an extra security deposit and extra pet rent. It's just what's done here. I don't know the Seattle market so IDK if offering both would help- does sound like a great place to start.
Let me just level with you: if someone came to me saying how awesome their dog was, but was resistant to paying extra and resistant to having me come view their current living space unannounced that would be a huge red flag that I might not want this dog in my property. Not saying your dog is a problem. Just saying what you wrote in your 2nd post would make it harder for me to change my policy, if in fact I had a no-pets policy.
FWIW, my rentals already had pet damage so I allow pets. But I do charge extra rent which people are willing to pay for a beautiful home that allows pets.
I remember when a sudden life change forced me to find a new place to live in just 1 day. Talk about red flags! No landlord would even hear me out. It's almost as tough to get a quality place to live when you need to move in tomorrow! So I feel your pain and wish you all the best!

@Emery Green and @Jennifer King there are SO many talents out there that an exprienced investor may not have- in a sense you're bartering your talent for their educating you. I'm always partnering with folks who are good at marketing, photography, videography, hosting, event planning, etc (or just plain volunteering at my events). Someone wanted to learn about investing, and I needed my last rehab recorded so I could make a new class. win win for both of us.
I'm sure you both will do just fine, since you seem to be the type to take action!

Hi @Diwas B. buying a livable fixer-upper and working on it while you live there can be a great strategy. Especially if you don't have school-age kids where you need to worry about the schools. Have you connected with any of the Baltimore area REIAs (MAREIA, BWI Meetup, Real Deal, etc)?

In addition to what @Steve Vaughan said (which is awesome by the way), I would add on look at what skills you DO have - real estate related or not - and offer those up. For example, if you work in design, perhaps offer to help investors at your local meetup or REIA with staging in return for mentoring.
Another thing is to offer to volunteer to help work the REIA or meetup events - when I host seminars I let the volunteers get in free and they also get materials. So that's another idea that might help you.
Finally, don't be afraid to spend a little taking the experienced investor out to lunch or something. I've found that WELL worth the cost. I had a friend who said he got a mentor's attention by offering to pay him just to ride in his car for a day as he worked on properties. I don't think you need to pay anyone (plenty of free mentors here on BP and at your local group) - just throwing that out as an example of what a newbie did to get himself some valuable education.
