Sounds like we may be out of luck unless we can find a private money partner to bring on...
What do you guys typically find is a good way to judge value of a non performing note when making the offer? Do you look at principal balance or full amount owed (including fees/interest) and then what do you think is a fair % of that to go after?

Does anyone have any recommendations on how to go about purchasing a non-performing Note from a lender utilizing financing in some way? We don't have quite enough cash to buy the Note outright but it's a good deal and we're trying to identify if there are 'note lenders' out there or what to complete the transaction. Any advice is appreciated. Thank you.

Another question. With your experience what do you think is a fair market price for a non-performing note? I’ve seen things ranging from 50-60 cents on the dollar all the way up to 90 and down to 20. Is there an average I should work with when making my offer?

Unfortunately I do not have any contacts or individuals that I can tap for true Private Money. Are there private money institutions or organizations out there I can present the proposal to? That or capital partners who invest in these sort of assets?

I may have to just drive down there. I have used google street view and looked at some of the 'crime sites' to get an idea but I feel it just blankets the zip and I was hoping maybe those a bit more experienced in the area could help identify a bit more specific of B, B+ if I provided some landmarks or major intersections.

Does the zip codes provided help narrow down the pocket at all? If not would cross-streets or landmarks better help identify what the grade for that pocket is?

Does anybody have any recommendations for a lender that can help me finance a property in South Carolina? I am trying to purchase a piece of land that has a 1971 single-wide mobile home on it. The home is in great shape and was recently remodeled in the last few years. It's 1bd/1ba and about 600 sq ft. The majority of the purchase price and value is in the land that is being purchased with the home. Ideally I am trying to find a lender that can assist with a more traditional loan type of 10-15% down as this will be a primary residence. If anyone has any suggestions of a particular bank or contact person I'd appreciate the insight. Thank you!
