Which is good

i) Private lender giving you a line of credit at 10% interest with 100K capital or

ii) Private lender giving you financing for specific house by holding lien on the house. ?

Which one you would choose and why ?

Thanks. It makes amore senses in the yellow letter. I am not sure whether i want to hand write the address. That;s a lot of writing. Is that how others are doing ?

Hi,

I have printed 250 yellow letters using my

a)Canon MP560 - I feed the yellow papers from the manual feeder (20-30 stacks at a time).

b) Top Pads lined yellow letter from Office Depot. I have to take off the stapler pins manually to get in loose paper forms. A bit hard and time consuming

b) Used 3 5/8" by 6 " envelope. The printer can only print like 20 enveloped at a time. After that i have to stop the printer and manually load the feeder with new stacks and remove the printed copies.

Printing the 250 pages takes me like full 10 hours with me being there. I am sure there is better printer and supplies out there than does not need me to be standing beside the printer and PC all the time. Can anyone recommend what are the printer and supplies they're using and how to "automate" them without much intervention from the operator.

Michael is right. i realized that some batch of papers are slightly different from the rest, hence the issue of non-alignment of sentences nicely on the line. Does it really matter ? Do you anyone think that we need to get it perfect.

Maybe taking the step of mailing them is more crucial.

Hi,

I have started printing around 250 yellow letters. While printing that many papers, i do realize that some like 10-20% of the papers has words not printed nicely on the line rows. Looks fake. Most are good. I think its based on my printer Canon MP560 paper feeder tolerance. Anybody have any solution on that ?

I use National Tenant network. Seems to be really good as we have caught many cases where the tenant does not tell us directly. I have never use any other sites so i am not sure in term of comparison.

Thank you so much for all who contributed . My knowledge on this area has increased. It would be clearer for me once i start talking to my CPA in the next few weeks. This is my 1st year filing taxes as a landlord.

So for a pure landlord, its safe to assume that they're only subjected to long term capital gains of 15% ? Even thought they flip each of their rentals at the end of 1 year after closing.

From your answer i believe the scenario gets muddy when we mix landloring and flipping.
