Jonathan,

Let me be devil's advocate .

I am new to MF but i was taught that buying on a pro forma and even at 7.5% cap rate is not a good deal. However i may be wrong and a "good deal" can mean differently based on each investor investment criteria.

I was taught to buy on actual market value as pro forma is predicting the future.

Do you think you're buying in a rush to meet your goals by landing an OK yield play deals ?

@Larry Rosario I believe 1-4 are still considered residential across US, not only in Houston.

It's interesting to see the response i got from the thread. First it was "not useful" and then "Not Useful at all" and the last one is "You will get brain damage". I can bet the next response would be "you will die".

Ok I am forgetting about "Home Warranty". Just does not make sense for the business to exist at that particular yearly annual rate.

Hi,

I would like to know whether anybody has used Home warranty as means to reduce any major maintenance cost. I am wondering whether its another "insurance" where, they are nice when e buy it but when the real repairs come in, the companies gives 1001 reason not to cover it ?

If you think its beneficial for landlord, then can you recommend few companies. Please highlight their qualities.

I can see that you does not have the right mindset to make you successful. Without a change of mindset from not possible to thinking that you can get a deal, you will be stuck with this situation. 

Take 100% responsibility for this and continue pushing harder. Definitely you will get deals flowing in like water.  Motivated sellers are like gold in a huge pile of dirt, you have to keep digging.

@Ravi K.  I know someone in Dallas area. . Let me know if you are out of good option in Austin and I can refer to the CPA. Btw what is MRE  properties? Multifamily?

@J Scott of course i have done in before. In fact in the past few deals i actually got a cash back from the refi.  All done in 1-4 months after the house is purchased, rehabbed and leased. This is all Fannie Mae conventional refi.
